Mold Inspection Process

A mold inspection begins with a client interview.  The more information you can share regarding your property the better we can help.  Once the interview is complete the following steps are performed.

  1. A visual inspection is done throughout the property.  
    1. There may be a specific room or area that is the primary concern.  The goal in this step is to make sure there are no other moisture issues or potential issues that could lead to future moisture or mold issues. 
    2. We will always respect your privacy and wishes if there are areas that you do not want inspected.  Our goal is to provide you with an accurate inspection and a great customer service experience.
  2. Recommendations and information 
    1. After the visual inspection recommendations will be made regarding any potential areas of concern.  
    2. Any issues or potential concerns will be provided to you verbally, as well as emailed, and/or provided in the mold assessment report. 
    3. It is unethical and against the Texas Regulations to present information that is false, misleading, or to create a fearful situation.  We understand this is already a difficult matter to undergo, and presenting any unnecessary recommendations would be unscrupulous.  
    4. Prime 1 Consulting will only provide recommendations based on factual information.
    5. NOTE:  There are times and situations where mold may be unseen during the visual assessment.  These cases are few but do occur. Hidden mold behind walls that do not present a visible issue or moisture issue can occur. 
  3. Samples Gathered
    1. Prime 1 Consulting follows the following process regarding samples:
      1. Air samples are taken in areas that present either visible mold or visible water damage and the assumption is mold is present.  
      2. Air samples are taken in areas that show no signs of visible mold but indicating odors or previous water damage has occurred. 
      3. Air samples are taken inside wall cavities when there is a qualifying reason that the inspector deems necessary.  Air samples in wall cavities is not the standard that Prime 1 Consulting goes by.  Any in wall sample will be explained prior to collecting and the reason behind the use of this method will be explained. 
      4. The use of agitation in a wall sample or air sample is also a method that Prime 1 Consulting does not subscribe to.  While this method is necessary is certain situations it is not a standard on every inspection.
      5. Surface samples using a swab or tape lift are used in situations that an air sample may not be necessary.  Surface samples can provide information that an air sample may not be able to provide.  The inspector will provide information and the reason behind the decision to collect surface samples. 
  4. Report and Follow Up
    1. After the inspection and samples are taken, the samples are taken to a lab for analysis.  Prime 1 Consulting only uses Texas licensed labs. 
    2. Rush analysis is available for additional fees.  Prime 1 Consulting strives to provide you with results within 48 hours and a written mold assessment report and/or remediation protocol within 24 hours of the receipt of lab results.  
    3. A mold assessment report and/or mold remediation protocol will be provided.  The report will be sent to the paying party.  Any sharing of the report by Prime 1 Consulting will be done only at the written consent of the paying party. 
  5. Clearance Testing 
    1. Following any remediation that takes place a clearance test and report is available. 
    2. Clearance testing is not always required but is highly recommended. 
    3. Clearance testing is required if a client wishes to have a CMDR certificate provided.
